In 2008, Xstrata Nickel, a leading developer of mineral resources around the world, contracted with NRB Inc., a leader in off-site permanent modular construction technology in Canada and the US, to design, build and commission a 60,000 square foot Administration/Dry facility; the first LEED certified project for both companies in Canada, and one of the first ever for the commercial modular construction industry.
Driven by the need for a much shorter construction schedule, and reduced impact from on-site construction, Xstrata Nickel in conjunction with architect Lemay Associés of Montreal, QU, and EPCM provider, Hatch-McIntosh, explored the current trends and technology available with permanent modular construction. The decision to switch project delivery methods from traditional “on-site” to modular “off-site” was reached when it became apparent that it was the only possible way to hit the critical completion schedule of January 2009.¹ The modular construction process could complete the project for the owner in less than half the time of conventional, with significantly less on-site disturbance.
